What we seek to understand
- The apparent condition of accessible structure, envelope, roofing, plumbing, electrical, heating, ventilation and interior components.
- Deficiency indicators, conditions that may affect safety or well-being, and possible interactions between observations.
- Limitations encountered because of snow, belongings, finishes, confined spaces, shut-down systems or inaccessible areas.
An inspection is not a guarantee
- A building inspection remains primarily visual. It cannot automatically reveal hidden defects, see behind every finish or provide a complete code-compliance assessment. When an indication goes beyond the assignment, the report recommends the appropriate specialist.
A report designed to be used
- The report should describe material observations in understandable language, explain possible impacts and provide a proportionate recommendation. Photographs locate and illustrate findings; they do not replace the explanation.
Preparing for the visit
- Clear access to the electrical panel, attic, crawl space and mechanical equipment. Make seller declarations, invoices, plans, former reports and documents about renovations or losses available.
