CAPEX planning: numbers are useful only when assumptions are visible.
A highly precise table may be misleading when quantity, remedy or timing remains uncertain. Transparency is better than false accuracy.
A CAPEX plan should remain alive. Completed work, new failures, price changes and operating decisions must update it.
Inventory systems
Roofing, façades, structure, paving, plumbing, electrical, HVAC, safety and site elements are organized with quantities and apparent condition.
Assign a horizon
The horizon combines condition, risk, maintenance, apparent end of life and operational needs. It should not rely on theoretical age alone.
Document costs
Each item should identify unit, quantity, reference year, inclusions, exclusions, contingency and taxes according to the chosen model.
Avoid double counting
A broad renewal may already include several local repairs. Items should be linked so the same intervention is not counted twice.
Update the plan
Periodic review compares assumptions with completed work and new observations. The plan then becomes a governance tool rather than a transaction appendix.
